Why price is not the problem (almost never)
Price is not the problem. It is the thermometer.
There is a line I hear repeated often in my work:
“In the end it is only a question of price.”
The truth? It almost never is. When price becomes “the problem”, it means something earlier did not work.

The market today is not still. Nor is it euphoric. It is selective.
The transactions that close well all have one thing in common: they do not begin with the idea of “seeing what happens”, but with a clear strategy from the outset.
Those who start without a strategy talk about price straight away. Those who have one talk about process first.
Deal Clinic — A real negotiation
During a valuation, an owner says to me:
“I am in no hurry. We can start a little higher, then see.”
It is a common line, and it is not arrogance. It is an attempt to keep some margin in hand. I ask him a single question:
“What would you most want to avoid?”
After a few seconds…
“That the property sits there. That it becomes one of many.”
And that is where the negotiation moves up a level. Starting “a little higher” rarely creates margin. More often it creates noise.
The market does not react to numbers. It reacts to signals. A price out of context sends a precise message: “No decision has been made here yet”. And when that is the message, the right people move on. The curious remain. And, later, the discounts.
Negotiation insight
One of the most widespread mistakes is to believe that negotiating strength lies in rigidity. In fact it lies in clarity. In continuous exchange with international colleagues, the same principle always emerges:
“Do not defend the price. Defend the process.”
When the process is solid:
- the price becomes coherent
- objections diminish
- negotiations grow shorter
Effective negotiation is not a tug of war. It is a choreography. Whoever sets the tempo is rarely forced to concede.
Legal & Tech
In recent years one key point has become clear: transparency today does not only protect. It adds value.
A property presented with:
- clear documentation
- a legible technical position
- tax information provided in advance
does not only reduce risk. It reduces the negotiation on price. Because a buyer who understands what they are buying negotiates less on uncertainty. And uncertainty, in a negotiation, is always the true enemy of value.
The key point
Price is not the problem. It is the thermometer. If it reads a fever, you do not bring it down by breaking the thermometer. You prevent it through:
- strategy
- positioning
- clarity
- guidance
The right negotiation is not the one in which someone “wins”. It is the one in which everyone knows why they are saying yes.
