Aventine Hill: experiencing Rome from a more intimate perspective

There are neighbourhoods that tell the story of Rome through their bustle, their noise and their crowded squares.

And then there’s the Aventine Hill.

Here, the city seems to slow down. The streets wind gently upwards amongst trees, villas and elegant buildings, whilst just a few metres below, the River Tiber flows and city centre life goes on. It is one of Rome’s seven historic hills, yet even today it retains a surprisingly intimate and residential feel. Roma Capitale identifies it as part of the Rione Ripa district, whilst the official tourism website describes it as a refined neighbourhood, characterised by gardens, basilicas, archaeological sites and some of the city’s most evocative views. And it is precisely this contrast that makes it special: to be in the heart of Rome and, for a few moments, feel as though you’re far away from it.

A house steeped in history

Living on the Aventine means spending every day in places that would be tourist attractions elsewhere.

A stroll can take you to the Basilica of Santa Sabina, across Piazza dei Cavalieri di Malta and right up to the famous gateway, through whose keyhole you can see a perfect view of St Peter’s Dome. Not far away, the Giardino degli Aranci overlooks the Tiber, offering one of the capital’s most iconic views. Rome Tourism

Further down, you’ll come across the Circus Maximus, the Municipal Rose Garden and the Baths of Caracalla.

Extraordinary places, certainly. But for those who live here, they also become part of everyday life.

And this is perhaps one of the most difficult aspects to quantify when discussing the property value of the Aventine Hill.

The luxury of discretion

The Aventine Hill has no need to show itself off.

It lacks the commercial vibrancy of the historic centre, and the cosmopolitan atmosphere of other prestigious areas of the capital. Its charm is more understated.

It can be found in the grand entrances of buildings, along tree-lined avenues, on elegant façades, and in private gardens that are barely visible from the street. Above all, it can be found in the opportunity – increasingly rare in a big city – to have privacy and peace and quiet without sacrificing a central location.

It’s a different kind of luxury.

Not the sort that immediately demands attention, but the sort that you come to understand as you experience the spaces.

This is why the Aventine Hill continues to retain its own distinct identity, even within Rome’s luxury property market.

Properties that are difficult to replace

The area’s property market is particularly interesting precisely because it is not uniform.

There are prestigious flats in stately buildings, properties with terraces and unobstructed views over the city, properties set amongst greenery, and residences that still retain the details and proportions characteristic of a bygone era of Roman architecture.

In some homes, the value is immediately apparent.

In other cases, it is more subtle: it might be a particular view, the silence of a street, a hidden terrace, or that view of Rome which completely transforms the experience of a place.

That is why on the Aventine Hill The price per square metre alone tells only part of the story.

Two properties of the same size, situated just a few hundred metres apart, may have vastly different characteristics and perceived values.

When the location becomes part of the home

There is one aspect of the Aventine Hill that really stands out once you’ve experienced it for yourself.

The neighbourhood doesn’t end at the front door.

The Orange Grove, officially known as Savello Park, occupies the site of the ancient Savelli fortress and offers a view stretching from the River Tiber all the way to St Peter’s Basilica. At the foot of the hill, the Municipal Rose Garden covers approximately 10,000 square metres opposite the Circus Maximus. Municipality of Rome

These are elements that transform the neighbourhood into a sort of natural extension of the home.

Leaving the house means being able to stroll through the countryside, admire Rome from above or reach some of the city’s most important landmarks in just a few minutes.

It is not simply a question of distance from the centre.

Experiencing the city centre offers a different quality of life.

A neighbourhood that isn’t for everyone

And it is precisely here that the other side of the Aventine Hill can also be found.

Anyone looking for an area with local shops, a nightlife, restaurants and a constant buzz might find it a bit too quiet.

The Aventine Hill should be appreciated for what it is, not mentally transformed into something else.

It is a place intended above all for those who value silence, privacy, green spaces and the chance to live in a central location without being constantly caught up in the hustle and bustle of the city.

For the right audience, however, what might seem like a shortcoming actually becomes its main strength.

Selling a house on the Aventine means telling the story of its setting

A property in this area should not be described solely in terms of its floor area, the number of bedrooms or the floor plan.

To truly understand its value, we also need to talk about what is happening outside.

The journey taken to reach it.
The building in which it is situated.
The light streaming into the rooms.
The greenery surrounding the neighbourhood.
The unexpected silence just a few minutes’ walk from the Circus Maximus.

This is because, in the luxury property market, there are features that can be added through renovation.

And others who simply cannot be recreated.

The Aventine Hill falls into this second category.

Aventine Hill: a Rome to be experienced, not just observed

Rome has many prestigious addresses.

Few, however, manage to combine history, green spaces, a central location and privacy with the unspoilt charm of the Aventine Hill.

Here, the value of a house is not determined solely by what one owns within its walls.

It also stems from what lies beyond: a quiet avenue, a garden, a thousand-year-old basilica, the city’s skyline as seen from above.

Because some properties are chosen for their spaces.

Others because of the privilege of the place where they allow us to live.
