A legacy in the Parioli district transformed into three new opportunities.

When the owners contacted us, they had just inherited a flat in Parioli and wanted to understand its true potential before deciding how to proceed.

The property had a certain understated charm and a superb view of the Basilica in Piazza Euclide, but it was in need of a complete refurbishment. The first step was therefore to provide the three owners with a realistic assessment of the property, without raising unrealistic expectations or undermining its value.

It wasn’t an immediate process. One of them, in particular, took a very firm stance on the price. We chose not to approach the discussion by simply exchanging views, but by carrying out a detailed market analysis, which would turn the figures into a common ground.

Building on that, we then drew on our own experience to strike the best balance between the property’s value and what the market was actually prepared to pay for it.

Once the right positioning had been established, we didn’t have to wait long. Drawing on our database of loyal clients, within a few days we had identified the right buyer – an investor we knew well and whose objectives and project capabilities we understood perfectly.

Following its purchase, the flat was completely refurbished and divided into three separate units. Spaces that had previously been underutilised have been given a new identity, enhanced by a renovation project that respects the prestige of the setting and meets the needs of the neighbourhood.

The three new properties also found buyers very quickly, thanks to the scarcity of similar properties in the area.

This sale did not stem from an ambitious promise, but from an honest assessment, a deep understanding of the market and the ability to bring the right people together.
