For the owner, the penthouse in Cortina d’Ampezzo was much more than just a property. It was the setting for an important phase of her life, situated in an elegant, secluded setting surrounded by greenery.
However, during the preliminary review of the documentation, a critical issue came to light of which the seller was unaware. The property had an unauthorised extension, and the top floor – which had been purchased directly from the developer – had never been properly adapted for residential use.
The situation was explained clearly, without causing alarm and without postponing the issue to a later stage. Thanks to the immediate involvement of a surveyor and the work that had been started well in advance, it was possible to regularise the property quickly by submitting a SCIA and an application to convert the loft.
The buyer was also kept informed from the outset and given the opportunity to make an informed decision on whether to proceed. This is where transparency really makes a difference. When a critical issue arises during negotiations, it can breed mistrust and jeopardise the deal.
