For the owner, this sale marked the start of a new venture: travelling, growing her business in the United States and building a more international life, whilst still upholding the values of a home that had provided her with stability for years.
Among the features he considered most valuable was the presence of the caretaker – a discreet yet central figure in the life of the block of flats and a genuine added value for prospective buyers.
The process, however, required careful attention. The documentation was not entirely straightforward, and one veranda lacked the necessary planning permission. Once again, we opted for transparency: the buyer was informed even before making an offer, so that they could decide freely whether to wait for the matter to be regularised or to explore other options.
He decided to go ahead, asking the sales assistant to sort out every detail by a specific date.
Negotiating the price wasn’t easy either, but when both sides are willing to listen and understand, even the most complex issues can be resolved.
The sale was concluded in this way, safeguarding the value of the house and giving the owner the opportunity to finally look to the future.

At first, I had no intention of selling. It’s a rather unusual house in Villa Ada, and my plan was simply to let it out, as I’d already done with some of my other properties.
